The things people ask me first

Does it cost anything to talk to you?

No. On standard residential mortgages the lender pays me, so my advice costs you nothing. If a file ever does involve a fee, you'll know long before we go anywhere near an application. No surprises.

Will this affect my credit score?

Not from a conversation. I can look at your situation and talk through options without pulling anything. A credit check only happens if you decide to move forward, and I'll ask you first.

Do I have to come to an office?

Not unless you want to. Almost all of my work happens by video and phone, and plenty of my clients would rather do it at their kitchen table. I'm based in London and licensed across Ontario, so where you are matters a lot less than it used to.

What should I have ready?

Nothing, for a first conversation. If you happen to know roughly what you owe and what you're paying each month across the mortgage, the cards, the line of credit and the car, that speeds things up. If you don't, we'll work it out together.

I'm not sure I even qualify. Is it still worth asking?

Yes. One lender saying no is one answer out of sixty, and it usually takes a different approach rather than a miracle. There's no judgment here either way, and finding out costs you nothing.
