I didn't plan on becoming The Cash Flow Broker.

It just happened after years of seeing families stretched too thin by their mortgages. I've always loved money — how it works, how it grows, and how the right plan can change someone's life. But what I noticed early on is that most people weren't getting real advice about how to make their mortgage work for them.

So I started doing things differently. I began showing families how to free up cash flow, pay down debt faster, and build wealth without feeling like they're constantly behind. Over time that became the whole point of the job — helping people use their mortgage as a tool for freedom rather than a source of stress.

It's not just about rates or products. It's about strategy, empathy, and making money make sense.

The things people ask me first

Does it cost anything to work with a mortgage broker?

In most cases, no. On standard residential mortgages the lender pays me, so my advice costs you nothing. If a file ever does involve a fee, you'll know before we go anywhere near an application. No surprises.

Can a refinance actually help my monthly cash flow?

Often, yes. If you're carrying credit cards or a line of credit at high interest, folding that into your mortgage can free up real money every month. Whether it makes sense depends on your penalty, your equity and your timeline. That's the conversation.

Do I have to renew with my current lender?

You don't. Your lender's renewal letter is an offer, not a requirement, and it's very rarely their best one. It's worth having someone shop it before you sign, and there's usually no cost to switch.

What credit score do I need?

There's no single number. 900 is the maximum and most people sit somewhere between 650 and 750. Plenty of mortgages get approved below that. Let's look at the whole picture before you assume you don't qualify.

How many lenders do you work with?

60+, including the big banks, credit unions, monoline lenders and alternative lenders. That's the real advantage of a broker. One lender saying no is not the end of the conversation, it's just one answer out of sixty.

I'm self-employed. Can I still get a mortgage?

Yes. Self-employed files just need a different approach and a lender who understands how you're actually paid. It takes a bit more paperwork, not a miracle.
